JOB SUMMARY
The Project Superintendent is a leader on the project team and supports ResProp Management’s goals by ensuring their team and projects perform at the highest level. The Superintendent oversees, monitors projects from planning to completion, following Company standards and policies for performance, cleanliness, appearance, safety, and overall functionality.
The Project Superintendent is responsible for overseeing the interior renovation of apartments and ensuring projects are completed according to scope, on budget, and within the agreed-upon timeline. Serves as liaison between construction services and the operations team during renovations.
JOB DESCRIPTION
Leadership, Teammates and Staffing
Establishes and maintains a team of qualified vendors and teammates who understand their roles and responsibilities
Evaluates project and vendor performance to ensure adherence to scope and timelines. Adjusts as needed.
Establishes clear goals and objectives to ensure work is performed correctly
Maintains a safe working environment for all teammates, vendors and residents.
Renovated Unit Make Readies
Follows the Company’s policies and procedures to ensure the completion of renovated units and make-ready process that prepares vacant apartment homes for immediate move-ins
Ensures that the pre-move-out inspection is completed and creates a “punch” list of maintenance work that may be needed
Schedules vendors and contractors as needed
Obtains needed supplies and materials
Completes all maintenance tasks
Inspects completed work to ensure the highest quality and Company standards
Project Management
Works with Project Manager and Director of Construction to setup project scope and budget as needed.
Schedule, coordinate, and manage the daily construction activities for the assigned projects
Ensure that projects are built to requirements and specifications established by construction drawings, building codes, and clients
Work with clients to ensure selections are made on time
Monitor production schedules, critical paths for projects, and trade contractor schedules to ensure timely project completion
Monitor project quality and cost control to safeguard profit margin
Inspect project site daily
Assume overall responsibility for maintaining a clean, safe project site
Ensure inspections are scheduled as required
Keep and maintain project reports
Keep stakeholders informed of project progress
Adheres to the Company’s policies and procedures to ensure assigned projects are setup and completed.
Ensures resident satisfaction by keeping reducing the impact of projects to residents and operations.
Vendor Management
Order materials and supplies and schedule work
Notify trade contractors and material suppliers in advance to assure materials are delivered and trade contractors arrive on schedule
Receive, inspect, and verify all deliveries
Purchases goods and materials as per the Company’s policies and procedures
Inspects work performed by contractors, vendors and other service providers to verify the work, materials, and services meet the Company’s standards, budget, scope and specifications as required. Check vendors' and trade contractors' invoices and authorize payment
Maintains an expert level knowledge base of our procurement platform, Coupa, and leverages the platform, per the Company’s policies and procedures
Additional Responsibilities
Provides excellent customer service when interacting with residents, guests, and vendors
Drives property performance by overseeing construction and operational goals are achieved
Partners with the Project Manager and provides teammate and vendor performance reviews/
Physical Requirements
Requires ability to walk, stand, sit and climb stairs alternatively for the purposes of completing office work, inspection of apartments, and to conduct sales tours
Approximately 60% of time spent walking and climbing and 30% sitting
Requires the ability to lift or carry for the purposes of document dissemination, preparation of apartments for customers, and moving furniture/appliances within the office and apartment environment
